Parking Lot Repair Work by Problem Area

Drive-lane potholes and patches
Potholes show up first where traffic is concentrated: the entrance throat, the lane in front of the main doors, the route delivery trucks take to the back. Cost guides say to patch them right away, and on a commercial lot there's a liability reason as well as a pavement one.
For a lot, ask for saw-cut, full-depth patches in the drive lanes rather than asphalt shoveled into the hole and rolled. Patch methods and their per-patch prices are on asphalt patching.

Lot resurfacing
When patches start touching each other, an overlay is often the cheaper fix. A new layer of asphalt goes over the old lot after repairs, often with the edges milled so the new surface meets curbs and gutters flush. National guides put it at:
- Per square foot: $1 to $3.
- Per parking space: about $300 to $900.
- A 25-car lot: roughly $7,500 to $22,500.
An overlay only works on a sound base. Which surfaces qualify is on asphalt resurfacing, and the milling step is on asphalt milling.

Dumpster pads and entrance aprons
The trash truck is one of the heaviest vehicles a lot sees, and it stops, lifts and turns on the same spot every week. That's why the pad in front of the enclosure ruts and cracks long before the stalls do. Entrance aprons take the same punishment from turning trucks. Repairs here usually mean removing the failed area and rebuilding it thicker than the rest of the lot; the thickness used for heavy-duty commercial lanes is on parking lot paving. Ask the contractor what thickness the bid assumes, measured after compaction.

Sweeping and debris
Sweeping belongs in the same plan as the paving work. Grit, sand and litter grind at the surface, and they also wash toward the storm drains. The City of St. George treats sediment-laden water, oil and similar materials entering a storm drain as a prohibited illicit discharge, and a lot that hasn't been swept sends its dirt toward the inlets with every storm. A swept lot is also the first step before any crack fill or sealcoat. Ask whether sweeping is offered on a schedule or only as job prep.

Yearly maintenance plans
Cost guides give asphalt lots a plain schedule: sealcoat every 3 to 5 years, resurface every 15 to 20, patch potholes right away, and keep a maintenance calendar you actually follow. A yearly plan turns that into a walk-through each spring or fall with a written list: cracks to fill, patches to cut, which year the lot is due for parking lot sealcoating, and whether the striping is fading. Owners of several properties can bundle them into one visit.

Why St. George homeowners and property managers call St. George Asphalt Co.
- The estimate costs you nothing and commits you to nothing
- Ask for thickness, base depth and tear-out on the written bid
- Your job goes to one paving contractor, never a lead auction
- Property owners pay nothing for the introduction
Patch, Resurface or Rebuild a Parking Lot
The choice comes down to how much of the lot has failed and why.
Patch
Damage is local: a few potholes, a failed utility cut, one bad apron. The rest of the surface is sound.Resurface
Cracking and wear are spread across the lot, but the base still carries traffic without sinking. Patches go in first, then the overlay.Rebuild
Large areas sink, pump water or break into alligator cracks across whole bays. That points to the base, and an overlay over a failed base cracks again. Full reconstruction, lot lifespans and per-space costs for new lots are on parking lot paving.
Phasing matters on all three. Ask the contractor to mark on a site plan which sections close on which days, and to keep at least one entrance and the ADA stalls usable throughout.
Questions to Ask Before Parking Lot Repairs
Measured quantities
Square feet of patching and resurfacing, measured on site.Patch depth
Whether drive-lane patches are full-depth to the base or surface only.Restriping
Repairs and overlays cover lines, so the restripe should be a line on the same bid; layouts and ADA counts are on parking lot striping.Drainage
Whether low spots that hold water are being regraded or only patched.License
Have the bid carry a Utah contractor license number, and confirm it is active with DOPL.
See parking lot sealcoating for the coat that keeps a repaired lot from needing the same work again in a few years.
